    Well it has always been the Gay community that has gone into a run down or neglected part of the city and renovated it into their own little mecca and then when the property values to do up. The Hetros move in and then try to change everything to their benefit.

    Anecdotally, this seems to be true in Houston. The Montrose and Museum Districts -- gay or gay friendly areas of town -- seem to be bucking the downward trend in the housing market.

    This has always been the case but it's good to see there is an actual study to support the point.

    Gays have been going into really bad neighborhoods and developing them into trendy, desirable neighborhoods for a long time now. It's happened all over NY/NJ.

    This reminds of something I've noticed when it comes to viewing footage from war-torn regions that have suffered destruction of buildings. Whenever I now see that kind of footage, I start thinking: "Wow, that place has potential. I can really see myself doing something with that building / area."

    The world has so much potential...
