How should I go about getting a roommate

    So I've decided this will be my last year in Houston. I hate being a feminine, out, gay black man in this city so I'm moving back to Fort Lauderdale. I don't see any reason to keep renting my 2/1.5 apartment by myself that I pay $1200 a month for. I'm not investing in this city so no point in continuing to use the other bedroom as an office. I can work out if the dining room.

    Should I attempt to find someone to join the lease with me or just sublet out to someone? I'm really hesitant to live with a woman since so many women will either expect me to help them out because I'm a man or worse see me as their pity party gay friend to drink with a d bitch about men. I find men less dramatic. The downside of having someone on the lease is it'll be harder to remove them if they don't pay rent. If they aren't on the lease it will obviously be easier. I have NO patience for any adult who can not pay there rent.

    read your current lease. It may not allow you to sub let. That is you completely move out and have someone else live there. Your land lord might want debs into the selection process but let you do the up front work and find someone.

    it only benefits the land lord it there is a co-tenant on the lease (both of you reside there). Likely easy to get the current lease re written for the same term & rent.

    be careful if you post an add, you cant openly discriminate. A hag gf can be a great relationship if the chemistry is there. Least likely for me to co-tenant with another gay.

    if it makes you at ease:
    Ask for references, by mutual agreement you can run a rental report from youcheckcredit. Face it, it is a lot of money per month.

    I'm only asking for $580 a month. The entire apartment is $1200 which is cheap for West University. I question any adult who can not afford to pay that. People in Houston are weird. They will pay several hundred in gas and sit in traffic for over an hour a day because it's too expensive to live inside 610. True my land Lord would prefer I add them to the lease but it's a big complex and the front office really would never know. My biggest fear is having to take someone to court who doesn't pay there share while still legally having the right to live there because they are on the lease and I'm paying the rent. It us legal to discriminate on the basis of sex when looking for a roommate. That's a battle fought so that women could say female roommate only but because of equality I have the right to say male roommate only.

    If I add someone to the lease I'm thinking of making it clear that if they are ever more than a week late I will start the legal process to have them evicted. My friend, whom I took the lease over from had this problem and someone left her paying the rent by herself for two month's. I told her the girl was never going to pay her but she was convinced she would. I've asked friends but had no luck in recommendations. Its crazy how many people call themselves professionals in this city but claim they can't pay more than $500 a month in rent. Another reason I'm leaving the city. Too many people claiming to be something they aren't.

    call for references
    get an agreement in writing, nolo.com

    read over your lease, but ya, for a large complex do what you want no one will know.

    Not advocating for illegal subletting, but I know some complexes can charge if they know there is more than one income-earner in the unit. I think it's easier to do first, apologize later.

    If you leave the new guy off the lease, you lose certain protections. Any "agreement" you enter in with the new person is not binding; only the original contract is. And don't expect to be able to evict anyone if they don't pay; you're sorta' stuck with them for the remainder of your time there.

    Even if you are both on the lease, you're each fully responsible for the contract. If the roommate stops paying, the landlord can usually go after either one of you for the full amount owed.

    Definitely get references and maybe even do a background check. Also, sad you're leaving Houston -- I'm working on moving my way back.

    The legal implications of having a roommate sign an agreement or not, are dependent on the laws of the State and city in which you are living. Many cities with "rent control" laws (have no idea if this is applicable to Ft. Lauderdale) have provisions governing rights and obligations of roommates. You should check this out for Ft. Lauderdale before getting a roommate.

    Most leases require that all long term occupants sign the lease. That means that probably you would not be able to sublet and that a roommate would have to sign the lease. If it did not work out, there could be a problem. Back when I was poor, I used to have roommates and generally there were problems. If there are problems, usually the roommate will leave and the original signer of the lease stays put. A difficult roommate could make life very unpleasant.

    If you are planning to get a roommate, you should first write the rules and discuss them with prospective roommates. At that time, the rules can be modified as appropriate. You may want some non-negotiable rules, such as no smoking ever in the apartment under any circumstances. How the kitchen is to be used and who takes responsibility for cleaning should be in the rules. Consider having the cleaning being professionally done; that could go a long way towards preventing conflicts. It is unlikely that the rules could be legally enforced, but even so they would help prevent conflicts.
