There are actually three different endings to the movie. The ending in the theaters is not the original ending that was seen at the film festivals when it debuted. When it was picked up for distribution, Spielberg recommended a different ending so they reshot it for the version you see in the theaters. Wikipedia goes more in depth about the movie and the endings, but there are a ton of spoilers in that entry.

You're wondering which one is real? There is no real ending, because this movie was not based on real events, its complete fiction made in a voyeur fashion...

"No. "Paranormal Activity" is not based on a true story.

However, director Oren Peli told the Pittsburgh Post-Gazette that moving to a home in San Diego inspired the film.

"I never lived in a single detached family home," he said, so he was conscious of every noise at night, particularly of the house settling and items slipping from shelves. That led to thinking how a video camera might document the source of the sounds, which led to the movie.

He credits "This Is Spinal Tap" and "The Blair Witch Project" as influencing a movie that purports to be true, but isn't."

Thar she blows! Anyway, haven't seen the other endings.. I'll check it out.
