My boyfriend and I have decided to purchase a condo together. Being that we both work in Ft.Lauderdale we will be looking for places in and around there. If all goes according to plan (I hate that saying) we will be moving into our new place sometime in August. .

Needless to say this is quite a step for the both of us. We were pre-approved for a bank loan (see kids! good credit pays off) and we begun the search process yesterday. .

So far, we've seen a few places, but my fucking god there is a lot to consider.
Also, I think getting a place together represents a real committment... almost like a marriage. So, with that being said I'm in it for the long haul. We've been together for a year and a half and we're both ready to invest in a property together, hopefully for a looooong time to come.

So, what would be cool is if anyone out there has ever done something similar and if that person could express their thoughts and ideas in the above mentioned subject matter, that would be great. I have to say, that this is a big step and I'm not even gonna lie, I'm kinda a bit nervous. icon_neutral.gif

Heheh, We were joined in Holy Mortgage for years. Nice, really. It lends sensations of firm stability and accomplishment. You guys remember to tell each other it's just your first place, not your last place. You sell and get something better after awhile. We're now on our third house with a big yard.

Try for as large a place as you can manage. Others in successful relationships say having space is important, and we're inclined to agree.

Are you looking at 2 bedrooms, or one bedroom and a den, or more?

    LOL@ "Holy Mortgage"
    that's exactly how it feels. . .

Well, we're considering both 1 and 2 bedroom places. A 1 bedroom is going to be cheaper, but then I think it would be nice to have a 2 bedroom as well.... for space like u said. . .

Most places here in the south florida area have high HOA (home owners association) fees, due the various pools and faux tropical landscaping that need constant tending.

so in addition to the mortgage payment we're splitting, there's usually another $400 tacked on for HOA fees each month as well. So, we're still deciding whether to live in a smaller place, but have it really modern and chic....or go for a bigger place that may not be as modern and chic.

Me personally, I don't care either way. I'm excited to my an owner of property for the first time. My BF, however has expensive tastes and does prefer the "finer things" icon_rolleyes.gif

I mean, don't get me wrong we all like stainless steel appliances and granite countertops, and wood floors, but all that shit is expensive. So, we're compromising right now. icon_smile.gif

Yikes, 400 a month (goes pale). My property taxes were $2,700 for the entire year.

    -Doug

But then, Ft Lauderdale is an expensive city, eh?

Just looking at some too good to be true house prices (that's right, house and yard) in some place called Poinsetta Heights. How Toledo what a price range, - from less than 200K right up to 1.4 million.

How handy are you guys? Bill and I always buy a place and do some cosmetic or vital fix-ups, then sell it at a higher price.

It was expensive, but housing prices have come down in the past couple of years, so they say now is the time to buy.

I bicycle through Poinsettia Heights often; in fact, just yesterday. It's a homeowners association within Fort Lauderdale, not its own city. A wide range of houses, from small, run-down fixer-uppers to some moderately large & beautiful homes on the water, which increases their value considerably. There are new condos and old in that general area, as well, and lots of vacancies in the newer ones due to overbuilding just before the housing bubble burst.

But their prices are still inflated in some cases, while others can be had for a song. Many condo units were bought on speculation before construction began, their owners hoping to resell them for a profit. When the market collapsed the owners had to walk away from them, the banks now stuck with them, and willing to unload for ridiculously low prices. But you gotta search to find these steals.

I know a number of gay realtors in the area personally, here are links for some of them:

    http://www.floridamoves.com/agentoffice/agentdetail.aspx?agent=68906

Richard & his partner are our best friends. He now spends most of his time at his office on Las Olas Blvd in downtown FtL, not the one listed here. His cell # is always good for him.Two other gay friends of ours also work for him at Coldwell Banker.

    http://www.gibsongroupsells.com/

Rick Gibson is associated with RE/MAX. He tends to high-end commercial & residential properties, but he has more modest listings, too.

    J. Ryan Realty is an independent office. He goes by "Joe."

Here's a listing of more gay real estate agents in South Florida. Brad & Steve (currently #s 11 & 12) are the couple I mentioned who work for Richard:

You're welcome! Yep, Wilton Manors be mah home, but I often say Fort Lauderdale next door to us cause its location is better known. People hearing "Wilton Manors" mistakenly guess it's an apartment complex, or a gated community, even a retirement home (that one's the closest to the truth), but as you would know it's a real municipality. And actually you might consider it, too, if close enough to your work. I presume you must come here often, and all the realtors I linked have listings in WM as well as FtL and Oakland Park, and even the enigmatic fenced village of Lazy Lake, all 13 homes of it.

Well, yes, I've been there many times to hang out along wilton drive and whatnot, but I don't really go there much anymore. No reason really, just busy with work, school, etc. I'm sure one day soon I'll get back there, but not really missing it too much right now..

So, I work out on university Drive in Davie, so we're thinking the town of plantation for now.

We're making an offer on a place we saw today..... tomorrow, so needless to say we're both pretty effin excited icon_surprised.gif

Hey, just wanted to say congrats on taking this step together. I remember thinking long and hard before deciding to buy a place with my partner. We looked at a LOT of places before we found one we both liked. I think you're picking a good time to buy too; I don't know that prices in south Florida have hit rock bottom yet, but I'm guessing they are close.

I certainly wish you the best. You threw me off, though, as your OP said: "Being that we both work in Ft.Lauderdale we will be looking for places in and around there." And just now you write: "So, I work out on University Drive in Davie, so we're thinking the town of Plantation for now." Possibly you do something on the Nova campus?

I would have focused on Davie for you, or SW FtL, not the northern part and WM, which are the heavily gay areas. You wouldn't want that commute in traffic.

I looked at Plantation 3-1/2 years ago when I wanted to relocate to Florida, and stayed there for nearly 2 weeks in a gay guy's house. In fact, he's a realtor, too (I seem to be drawn to them - how very strange). But I gotta tell ya, I found Plantation a big snooze, all spread out without a real center to it, one of those places about which it's said: "There's no there, there."

Of course, I was single at the time, already retired with time on my hands, and I really need an active gay social scene to be happy, so my priorities likely don't match yours. Please keep us informed how your offer goes.
